Planning Board Resolution 17 <br /> 4. Phasing of the yproject shall occur only in accordance with the Preliminary Plan. <br /> 5. The entire common area north of Boundbrook Drive (excluding the infiltration <br /> area) and along McGowan Creek shall be dedicated in fee simple to Orange <br /> County. This dedication shall serve as a complete payment-in-lieu of <br /> parkland dedication. <br /> 6. A blaFAEet easement&r- the puFpese ef building a trail within the eemmen are <br /> shall be dedieated to Orange QoA=A-,�. The developer shall grant a 100' width <br /> easement to Orange County for the future installation of a 50' width trail for <br /> the purpose of connecting Efland-Cheeks School with the dedicated property <br /> along McGowan Creek. The responsibility for cleanup and maintenance of the <br /> common areas shall remain with the Homeowner's Association. <br /> G. Certifications <br /> 1. A Certificate of Survey and Accuracy signed by a Professional Land Surveyor <br /> shall be notarized on the face of the Final Plat. <br /> 2. A Certificate of Dedication and Maintenance in the form provided in Section <br /> V-D-6-b of the Orange County Subdivision Regulations signed by the landowner <br /> and developer shall be on the face of the plat and included in a document <br /> describing development restrictions to be recorded concurrently with the Final <br /> Plat. <br /> 3. A Certificate of Approval signed by the Orange County Planning and Inspections <br /> Department. <br /> 4. NCDOT shall certify that Alice Miller Court, Midvale Drive, and Boundbrook <br /> Drive have been constructed or that construction plans have been approved prior <br /> to Planning Department signatures on final plat. <br /> Habitat for Humanity, Inc.
