The Coordinator and <br />Board of Directors will have shared access. The calendar of events and classes will be maintained by <br />the Coordinator. Quickbooks will be utilized for general bookkeeping purposes. <br />...:.:.::. <br />• Studio renters will be required to submit monthly rental payments to the Coordinator on the <br />first day of each month. <br />• Classroom and auditorium renters will be charged a 50% deposit to secure rental space and <br />must pay the remaining 50% two weeks prior to their scheduled event. Cancellations within <br />two weeks prior to the event or class are fully refundable less a transaction fee, with no refunds <br />permitted within two weeks of an event or class. <br />PROCESSES <br />Artist Studio I Office Rentals: <br />® Rentals will be available on a first come first served basis. <br />® Individual rental agreements will be signed by each renter and renewed on an annual basis. <br />First month's rent, security deposit, and references will be required before move -in. <br />One set of keys or key fob will be provided to renters on the first day of occupancy. <br />® The oCCC will provide weekly custodial services. <br />The oCCC will coordinate with the County for necessary building maintenance issues as they <br />arise, including HVAC, electrical, roofing, etc. The Center will be responsible for plumbing, <br />stage, sound, seating, and other interior maintenance issues. <br />Classroom 1 Auditorium / Gallery Rentals: <br />Rentals will be available on a first come first served basis. <br />Member organizations will be given first priority on space rentals, but they will be required to <br />follow the same rental agreements as non- member organizations. <br />Daytime use of the auditorium space (from 9 am to 5 pm will be available for bookie for <br />� g <br />member organizations in exchange for in -kind volunteer time, on a 1:1 basis. <br />Individual rental agreements will be signed by each organization for every event. <br />Organizations will be required to present an insurance certificate at the time of deposit. <br />Orange County Cultural Center Confidential Page 25 of 30 <br />Strategic Business Plan (v. 1.0) 9/8/2011 <br />
