7 <br />Hillsborough Future Land Use Plan <br />Descriptions of adjustments following October public hearing <br />As recommended by the Planning Board, November 2012 map <br />1) Mars Hill Church area — change designation on parcel surrounding Pathways Elementary <br />to Rural Living from "Government ". Government use was renamed "Education" and <br />limited to school sites only. <br />2) Two town parcels near Fairview Park — change designation to "Neighborhood Mixed <br />Use" since "Government" use was eliminated. <br />3) Knight properties & Town Hall — changed 2 parcels on west side of Churton Street to <br />"Neighborhood Mixed Use" from urban Neighborhood to ease redevelopment. Changed <br />Town Hall designation to "Urban Neighborhood" since "Government" use was <br />eliminated. <br />4) Whitted building — Changed building parcel and two adjacent parcels to "Urban <br />Neighborhood" since "Government" use was eliminated. <br />5) Long and Colonial Inn parcels — changed hot parcels from "Urban Neighborhood" to <br />"Town Center" since future uses are much more likely to reflect the Town Center <br />designation. <br />6) Hayes Street vicinity — changed the "Medium Density Residential" designation along <br />West King, Latimer, and Hayes Street to "Urban Neighborhood." This pocket has some <br />potential to develop in unique and innovative fashion that is better reflected by the Urban <br />Neighborhood designation. There are some sizable vacant parcels, the former <br />Champayne Club, and the proximity to the school were all considerations. <br />7) Eno Mountain & Orange Grove Roads — changed the parcels fronting on Orange Grove <br />Road with access to the improved sewer line along Orange Grove Road from Rural <br />Living to Mixed Residential Neighborhood to allow density consistent with the utility <br />service (per public comment). <br />8) Truffle farm area — rather than recommending a change to the utility service area, the <br />parcels in this area were designated a combination of "Working Farm" and "Rural <br />Living" to reflect current and anticipated land uses. Also includes changing the Geiger <br />family property from "Mixed Residential Neighborhood" to "Small Lot Residential" to <br />match Cornwallis Hills (per public comment). <br />9) Southwest quadrant - Economic Development District — Designated 3 large parcels <br />"Suburban Office Complex" to reflect a preference for employment based uses without <br />the option for a waste transfer facility (as would be allowed with the "Employment" <br />designation). <br />10) Old NC 86 West side frontage — added the 100 year floodplain to the entire map to reflect <br />the Natural Resource designation and limited potential of some of this property. Changed <br />the designation south of Cornwallis Hills to "Suburban Office Complex" to allow <br />buildable areas to be merged with adjacent lands. The frontage east of Cornwallis Hills <br />was changed to "Neighborhood Mixed Use" reduce the intensity of potential uses <br />consistent with neighborhood comments. <br />11) Southeast quadrant - Economic Development District — designated the parcel with <br />interstate frontage but limited access to "Mixed Residential Neighborhood." <br />
