The environmental assessment included several parts. One was the physical site <br /> inspection; one was a review of available computer databases for federal, state, and local <br /> environmental regulations. <br /> In a phase I environmental assessment, you are looking to identify what are called <br /> recognized environmental conditions. These are defined as the presence of a hazardous <br /> substance such as petroleum, when conditions indicate an existing release, past release, or the <br /> material threat of release of these materials. In performing the environmental investigation, we <br /> found none of these things in the property in question.
