69 <br /> TLC will entertain discussions about the construction of a trail between the Dunhill Subdivision and <br /> Johnston Mill Nature Preserve dependent upon the following conditions and understandings: <br /> a. Only a singular TLC approved trail connection may be constructed between the Dunhill <br /> Subdivision and Johnston Mill Nature Preserve. No trail connections are otherwise <br /> permitted between the Dunhill Subdivision and the Johnston Mill Nature Preserve. <br /> b. Any trail built on TLC property must be built to TLC specifications and conditions, <br /> constructed by TLC chosen/managed means or contractors. <br /> c. TLC will be compensated for its costs in facilitating the neighboring trail construction <br /> and signage. <br /> d. TLC will require a one-time stewardship endowment contribution for future stewardship <br /> costs related to the maintenance of the trail. The trail connection and stewardship <br /> calculation is calibrated to the population size of the subdivision and does not consider <br /> other users that enter from outside the subdivision. <br /> e. TLC retains the right to reroute,close or alter any trail on the Johnston Mill Nature <br /> Preserve in the future that negatively impacts the health and vitality of the nature <br /> preserve. <br /> f. Users of the trail are invited guests of TLC. Users must follow the TLC rules while on the <br /> Preserve. TLC reserves the right to change the rules related to the Preserve in the <br /> future,should the need arise. Violators can be excluded from the Preserve. <br /> g. A minimum thirty foot buffer be vegetated and maintained on the Dunhill property at <br /> the TLC boundary. <br /> h. TLC Land Manager and Dunhill Homeowner's association shall work to maintain <br /> communications to provide an outlet for issues,should they transpire,including off trail <br /> activities,dumping of yard waste and other issues deemed detrimental to the Preserve's <br /> conservation values or well being. <br /> I. The connector trail should be built with natural surface materials,with a tread no wider <br /> than 6 feet.
