84 Article 6: Development Standards <br /> • Section 6.6:Additional Standards for Overlay Districts <br /> (2) Any stFuGtur-es pmpesed fbF remeval shall either be moupri tM RGtheFIGGatjGj;f49 <br /> FeUS8G9AtempeFanegusiy,AxiththAnnnr,tci-ntinnQfthQ ewstFWGtUFe <br /> deGG1;6tFUGted in surh a maAReF that the ultaFit materials aFe suitable for-Fe <br /> use by the deGenstrurtinq paFty or-9theFs iR futuFe building pFGjerts. it is the <br /> intent ef this 2-1-th Ser.tien that the removed StFUGMe be FeGyGled to the P)dpnt <br /> possible. <br /> ORTIMMYTT"11171 a I-IN1112191MOM=1 a WTVA 1111.3 dZIM"M <br /> 6:6.1 Special Flood Hazard Areas(SFHA) <br /> - <br /> (A) Provisions for Flood Hazard Reduction <br /> In all SFHAs the following additional'standards shall be met: <br /> (1) All new construction and substantial improvements shall be designed and <br /> adequately anchored to prevent flotation, collapse,or lateral movement of the <br /> structure. <br /> (2) All new construction and substantial improvements shall be constructed with <br /> materials and utility equipment resistant to minimize flood damage. <br /> (3) All new construction or substantial improvements shall be constructed by <br /> methods and practices that minimize flood damages. <br /> (4) Electrical, heating, ventilation, plumbing,air conditioning equipment, and other <br /> service facilities shall be designed and/or located so as to prevent water frorn* <br /> entering or accumulating within the components during conditions of flooding. <br /> These include but are not limited to HVAC equipment,water softener units, <br /> bath/kitchen fixtures, ductwork, electric meter panelsiboxes, utility/cable boxes, <br /> appliances(washers, dryers, refrigerator, etc.), hot water heaters,and electric <br /> outlets/switches. <br /> (6) All new and replacement water supply systems shall be designed to minimize or <br /> eliminate infiltration of floodwaters into the system. <br /> (6) New and replacement sanitary sewage systems shall be designed to minimize or <br /> eliminate infiltration of floodwaters into the systems and discharges from the <br /> systems into floodwaters. <br /> (7) On-site waste disposal systems shall be located and constructed to avoid <br /> impairment to them or contamination from them during flooding. <br /> (8) Any alteration, repair, reconstruction, or improvements to a structure,which <br /> complies with the provisions of this Ordinance,shall meet the requirements of <br /> new construction"as contained in this Ordinance. <br /> (9) Unless reviewed and approved in accordance with the provisions in Article 2 and <br /> Article 5 for Class A Special Use Permits, new solid waste disposal facilities, <br /> hazardous waste management facilities, salvage yards,and chemical storage <br /> facilities shall not be permitted in SFHAs. <br /> (10) Fuel and Chemical Storage <br /> (a) With the exception of structures or tanks used for chemical and/or fuel <br /> storage incidental and necessary to the daily operations of a water <br /> treatment plant or wastewater treatment facility,the storage of the <br /> following chemicals and compounds shall be prohibited Within SFHAs: <br /> (I) Acetone, <br /> (ii) Ammonia, <br /> (iii) Benzene, <br /> (iv) Calcium carbide, <br /> Orange County,North Carolina—Unified Development Ordinance Page 6-29 <br />
