Box 8181 <br />www.orangecountync.gov srth Cato Hillsborough, NC 27278 <br />November 2, 2012 <br />NOTICE OF PUBLIC HEARING <br />and Public Information Meeting for <br />Zoning Atlas (Map) Amendments <br />to Establish Two New Zoning Overlay Districts <br />Dear Property Owner: <br />This letter is to notify you of an upcoming public hearing pertaining to proposed Zoning <br />Atlas (Map) changes that affect your property. This notification is occurring in <br />accordance with the provisions of Section 2.8 Zoning Atlas and Unified Development <br />Ordinance Amendments of the Orange County Unified Development Ordinance (UDO). <br />The Planning Director has initiated amendments, consistent with the Efland- Mebane <br />Small Area Plan developed by a community task force and adopted by the Board of <br />County Commissioners in 2006, to the Zoning Atlas and accompanying text changes to <br />the UDO that will establish two new zoning overlay districts in the Efland Area (see <br />enclosed map for locations). <br />Your property, or portion thereof, lies within the boundary of one of the two proposed <br />overlay districts. Additionally, your property is likely located within 500 -feet of other <br />affected parcels. The proposed zoning overlay districts will implement some of the <br />recommendations contained in the Efland- Mebane Small Area Plan (the plan is <br />available on -line at: hftp://orangecountync.gov/planninci/admin EM SAP.asp). The <br />primary purpose of the proposed amendments is to modify existing development <br />regulations to provide for a more village and urban style of development in an area of <br />the county served, or intended to be served, by public water and sewer systems. <br />Planning Department staff will hold an "open house" style public information meeting <br />on Wednesday, November 14, 2012 at the Efland- Cheeks Community Center (117 <br />Richmond Road, Efland, North Carolina). Interested persons are encouraged to stop in <br />between 4:00 and 6:00 p.m. to speak with Planning staff members in small groups or <br />on a one -to -one basis to learn more about this proposal and have individual questions <br />answered. <br />The Orange County Board of Commissioners and Planning Board will hold a Joint <br />Public Hearing on the proposed amendments on Monday, November 19, 2012 at <br />Page 1 of 2 <br />
