Notification Materials and Notification <br />Certification <br />INFORMATION CONTACT: <br />Perdita Holtz, Planner III 919 - 245 -2578 <br />Craig Benedict, Director 919 - 245 -2592 <br />PURPOSE: To hold a public hearing on Planning Director initiated amendments to the <br />Comprehensive Plan, Unified Development Ordinance, and Zoning Atlas in order to establish <br />two new zoning overlay districts in the Efland area. The primary purpose of the overlay districts <br />is to provide for a more village and urban style of development in an area of the county served, <br />or intended to be served, by public water and sewer systems. <br />BACKGROUND: The form in Attachment 1 contains additional information and analysis <br />regarding these County initiated amendments, which are consistent with the adopted Efland- <br />Mebane Small Area Plan. The amendment package in Attachment 2 includes a map showing <br />the extent of the two proposed zoning overlay districts. <br />98 parcels containing approximately 157 acres are located in the proposed Efland Village <br />Overlay District. 64 parcels containing approximately 275 acres are located in the proposed <br />Efland Interstate Overlay District. These figures include road and rail rights -of way. Attachment <br />3 includes the property owner notification mailing list which also contains the Parcel <br />Identification Numbers (PIN) for all affected parcels. <br />Additional information, including information on a Public Information Meeting to be held on <br />November 14, is posted on -line at: <br />http: / /orangecountync.gov/ planning /ProposedZoningOverlayinEfland .asp <br />Notification Procedural Requirements <br />In accordance with Sections 2.3.6 and 2.8.7 of the Unified Development Ordinance, the public <br />hearing for this item was advertised consistent with the requirements of the Ordinance. Legal <br />ads were placed in two newspapers of general circulation in the county for two (2) successive <br />
