41 <br /> The solar farm will consist of fixed solar panels that will generate no noise, no smell, and <br /> less traffic than a residential subdivision. The appearance will all be panels that have less <br /> height than a typical residential dwelling and the appearance is not associated with anything <br /> offensive or considered likely to impact residential, agricultural uses in the vicinity. I note <br /> that the owner of the land still intends to maintain the mobile home park on the adjoining <br /> acreage as well as additional acreage of agricultural/residential land with no concern over <br /> any impact this solar farm might have on property value. <br /> Another proposed solar farm project to be located in Willow Springs on Old Store Road that I <br /> inspected will have a 45-acre solar farm adjoining land proposed for a residential <br /> subdivision. Both the solar farm and the residential subdivision are to be developed by the <br /> same owner with no concern over any negative impact from the solar farm on the potential <br /> residential subdivision. <br /> Visiting the StrataSolar solar farm located just south of Governor's Club on Farrington Point <br /> Road I note that the panels are not visible from the road and entirely obscured by the slope <br /> away from the road and the fencing. The visual impact of the solar panels is somewhat <br /> similar to greenhouses, but generally cleaner and without the associated odor from <br /> fertilizers. <br /> Searching for comparable sales on LoopNet, I identified a number of residential and <br /> agricultural tracts of land being marketed as good locations for solar farms, which strongly <br /> suggests the markets expectation of this as a complimentary use for these areas, especially <br /> given the slowdown in the residential market. <br /> Research on solar farms through the Appraisal Institute and general online searches have <br /> identified no research suggesting proximity to a solar farm has any impact on adjoining <br /> parcels. <br /> Given the lack of any known basis for an impact on value from adjacency to a solar farm <br /> (such as noise, traffic, or odor) and the lack of any information or research suggesting a <br /> trend for a negative impact, I conclude that there is none.
