�. Declarant's Property. DecIarant's praperty shaIl refer to any tc�ts in Tract One as described in <br /> E�►ibit A,as to which I�eclarant sti11 holds legal title. <br /> ARTICLE VI <br /> PROPBRTY RIGHTS Ii�?THB�OMMUN AREAS <br /> A. Extent of Member's Easements. Except as provided in Paragraph D below, Members,their <br /> famities and guests, are hereby granted a b(anket easement ta use and enjoy the Comman <br /> Ar�as, if any, for recreational, social and ather purposes directly related to private single- _ <br /> fanlily residential uses authorized herein,subject to the following: � <br /> I. 7'he Association shall have the right to promttlgate and publish rules and regutatic�ns <br /> (the "Rules"} with which each Member, their families and guests, shaIl strictly <br /> � comply. <br /> 2. The Common Areas, if any, shall nat be used for other than intended purpose(s} <br /> � specified an the recarded plats of the Subdivision, if any. The Association shall comply with any and ail Durham County andlor State of Narth <br /> Carolina subdivisian ordinances regarding the maintenance, use, upkeep and repair <br /> of the Cammon Areas, including but not limited to, any special "Watershed Zoning <br /> Restrictions". Undeveloped Camman Areas shall be retained in a vegetative or <br /> natural state in accordance with such ardinances and or zoning restrictians. For <br /> purposes of this subparagraph;the term Camenan Areas shail rnean arzd refer ta any <br /> "OPEN SPACE 1, 2, and 3", "SIGN AND LANDSCAPE EASEMENTS" and <br /> "SEPTIC AREAS & ACCESS (not on individuat lots)" as shown and depicted on <br /> any plat and/or map of the KEENELAND MANOR SUBDIVISION now or <br /> hereafter recorded in the Office af the Register of Deeds of Durham County, North <br /> Carolina. <br /> D. Lot 2t Rights. The C}wners of Lot 2I shali have no right to use any of the Common Areas <br /> without the written approval of the Declarant. <br /> . � . <br />
