Upon approval by the Cflmmittee of the Pians <br /> as herein provided,the Committee shall evidence its approval in writing by memorandum . <br /> or directly upon such Plans and the applicant Owner may then commence construction in <br /> accordance with such plans. The Comrriittee sha(i approve or reject in writing any Plans <br /> within thirty{30)business days after the receipt of the suhrnitted Plans. <br /> B. Architectural Control for Lot 2l. Until such time as Dec(arant shalt no ionger be a Class B <br /> Member �f the Assflciation, nfl dwelling or other structure or other improvements {the <br /> "Improvemerits") including, but.not limited to, barns, fencing and out buildings shaII be <br /> erected,piaced or aftered on I,at 21 until the Improvements' plans and specifications for such <br /> Lot and the Lat plan for such Lot(showing the locatian of such Improvements an the Lot}and <br /> the Landscaping PIan for such Lat{cotlectivety, the "Pians"} have been appraved in writing <br /> hy th� Declarant as to confarmity with the Restric�ions, quality, mateeials and as to <br /> conformi#y and harmony of externai design with existing (and approved or praposed) <br /> Improvements in the Properties, and as ta rocation of the improvements with respect to <br /> topography and finished ground elevation. Such written apprflval from the DecIarant must be <br /> obtained prior to commencing clearing, grading or canstruction of any kind on a Lot. All <br /> Improvements shall compIy with the plans as presented unless changes are approved in <br /> writin�by the Deciasant. The.written approval of Declarant shall alsa be required prior to <br /> erecting or placing signs upon the lot. A!) roof pitches far a dwelling and/or garage or other <br /> structure on Lat 21 must be approved by Declarant. <br /> C. Limitatian af Liabilitv. No approval of Plans by Declarant or by the Committee shall be <br /> construed as a representation, warranty or implication that the Impravements, if built 'tn <br /> accordance therewith,will be free from defects,shall meet applicable codes and laws,ar wili <br /> be built in a good and workmanlike manner. Any approvais of tt�e Declarant'or of the ' <br /> Committee shall be concerned soiely with matters of aesthetics and the satisfaction af the ' <br /> requirements set forth in the Dectaration.
