ARTICLE I <br /> DEFINITI(�NS <br /> The following wflrds or terms whett used in this Declaration, or any Supplemental Declaration, <br /> untess the cantext shall prohibit,shall ha��e the following meanings: <br /> A. "Association" shaU mean and refer to the KEENELAND MANOR H�MEOWNBRS <br /> ASSOCIATION,INC.,a North CaroIina nonproft carporatian,its successors and assigns. <br /> B. `Board of Directors"shalt mean and refer ta the Board of Directors of the Association. <br /> C. "By-Laws"shali mean and refer ta the By-Laws of khe Association. <br /> D. "CIass A Member(s)" shalt mean and refer to all those Owners other than {i) the Declarant <br /> {See Article N hereof}and{ii}the owners of Lot 21. <br /> E. "Class B Member" shalt mean and refer to the Declarant, its successars andlor assigns (See <br /> Artide tV hereof�. � <br /> F. "Committee"shall rnean and refer ta the ArchitecCural Review Committee of the Association. <br /> G. "OPEN SPACE l,2 and 3", "OFF LOT SEPTIC AREA"and"20' S�PTIC AREA ACCESS <br /> EASEMENT ", and "SIGN AND LANDSCAPE EASEMENT" together wiEh any and ail <br /> improvemants erected therein ar therean (hereinafter referred ta cailectively as the"Common <br /> Areas")shall tnean and refer t4 the real property,together with any improvernents thereon, if <br /> any,owned by the Association,whether in fee,by easement or otherwise,far the common use <br /> and enjoyment by the Qwners of Lots within the Subdivision. The Cocnman Areas shall be <br /> maintained by the Assaciation, or its successors in interest, untess dedicated to pubIic use as <br /> set forth herein. The Association shafl comply with ali Uurham County and North Carolina <br /> ordinances with regard to said Common Areas. <br /> H, "OFF LflT SEPTIC AREA" sha11 mean and refer to lots IS,2S, 3S,4S, SS, 12S, 135, 145, <br /> I55, 16S, 17S, 185, 195,2flS and the 20' SEPTIC AREA ACCESS EASEMENT as depicted <br /> on the recorded pIats of the Subdivision. <br /> I. "SEPTIC FORCE MAIN AREA" shall mean and refer to the 15' private septic force main <br /> easement{utility easement}situated on the frant of Iots 1 —20 and within the 20' Well,Septic <br /> Area and Open Spaee Aecess Easerrsent and the 20' Septic Area Access Easement. <br /> J. "Contract Seller" or "Builder" shall mean and refer to an Owner who purchased a Lot for <br /> resale and is not an accupant ofany improvements thereon.. <br /> K_ "Dectarant"shall meari and refer to TEAGUE-HANKINS DEVELQPMENT,CORP.,a North <br /> Carolina corporation,its successors and/ar assigns. <br /> L. "Declarant's Property" shall mean and refer to the praperty described in Article V,Paragraph <br /> B af the Declaration as"Declarant's Property". <br /> M. "Lot"shall mean and refer to any plvt of land, with delineated baundary linas, shown on any <br /> recorded subdivisior�map or plat af khe Properties,with the exception of any Common Areas <br /> owned in fee or by easement or atherwise by the Association,and with the exception af any � <br /> off(ot septic areas, and with the exception of any s#reet rights-of-way shown an any such <br /> recorded subdivision map or plat of the Properties. <br /> N. "l�ember" shal( mean and refer to every person or entity who holds rnembership in the <br /> Association. . <br /> O. "Membership"shall mean and refer to all of the Members of tl�e Associatian. <br /> P. "Owner" shall mean and refer to a persan or entity who is a record owner of a fee interest in <br /> any Lot which is a part af the Properties, including Contract Setlers or Builders who own the <br /> Lot(and do not merely have it under cantract}. <br /> 3 <br />
