The property subject to this petition is located within the Rural Buffer land use category as <br /> denoted on the Future Land Use Element Map of the Comprehensive Plan and the Rural Designated <br /> Area as denoted on the Growth Management System Map. <br /> As an adjacent property owner within 500 feet of the subject property, staff is required to <br /> send you this certified notice informing you of the public hearing to review this item. <br /> The public hearing is scheduled for Monday August 27, 2012 at 7:00 p.m. at the Central <br /> Orange Senior Center located at 103 Meadowlands Drive, Hillsborough,North Carolina. <br /> It should be remembered that the review of all special use permit applications are carried <br /> out in a quasz judicial format meaning that decisions relating to the approval or denial of a <br /> application are based solely on the sworn testimony of all parties involved with the case, both <br /> those for and against an application, as well as the review of competent material and substantial ', <br /> evidence submitted during the public hearing. ' <br /> While County regulations and State law do not require that parties be represented by an <br /> attorney, it may be in your best interests to secure legal council to represent your interests at the <br /> hearing. <br /> Further the applicant has the burden of establishing, by the submission of competent <br /> material and substantial evidence, the existence of facts and conditions that demonstrate the <br /> projects compliance with the various requirements and standards detailed within the Unified <br /> Development Ordinance.
