Overall the project appears that it will meet the County's erosion control <br /> and stormwater requirements. Obviously, the project will require both an approved erosion <br /> control plan/land disturbance permit and an approved stormwater management plan. We <br /> understand that detailed engineering design is not completed at this time, but we add the <br /> following comments for the developer to include during detailed engineering design. <br /> Erosion Control <br /> 1. Mass grading will not be allowed. Typically we prefer that roads and utilities be <br /> completed prior to individual lot construction is started. <br /> 2. Skimmer basins with baffles will be required for drainage areas 1 acre or greater <br /> 3. Project will require an approved stormwater management plan from Orange County <br /> Erosion Control Division <br /> Stormwater Manaqement <br /> 1. Pursuant to Section 6.13 of the Orange County Unified Development Ordinance the <br /> entire project must meet the following nutrient loading requirements for stormwater <br /> runoff: <br /> Nitrogen 2.2 Ibs./acre/year <br /> Phosphorous 0.82 Ibs./acre/year <br /> 2.
