I Orange County Class A SUP Application Dunhill Ma�or Subdivision Chapel Hill NC <br /> Section 5.3.2: Special Uses, (B) Specific Standards <br /> In addition to the general standards stated in Section 5.3.2(AJ, the following specific standards shall be <br /> addressed by the applicant before the issuance of a Special Use Permit: <br /> (1 J Method and adequacy of provision of sewage disposal facilities, solid waste, and water. <br /> The entire subdivision will be served by a community well and individual septic systems. Shown <br /> on the Site Plan are minimum 20,000 sf areas of identified 'suitable' soils for each lot's septic <br /> field (refer to the Soil Services, PLLC Soil/Site Evaluation report in the appendix). <br /> Septic fields for lots 23-26 will be accommodated by a common septic field located at the <br /> southeast corner of the property, due to the lack of identified 'suitable' soils in the area. The <br /> common septic field area (shown on the Site Plan) will be subject to access and maintenance <br /> terms described on the Homeowner's Declaration of Covenants, Conditions and Restrictions. <br /> (2J Method and adequacy of police, fire and rescue squad protection. <br /> To address emergency access, the proposed 26-lot Dunhill subdivision will be served by <br /> Moinear Lane (a paved 20' wide public collector road, approximately 2000' long) and <br /> Banlaoch Way (a paved 20' wide public local road, approximately 1000' long). Both <br /> subdivision roads are planned to be dedicated to the NC DOT as public roads and will be <br /> required to meet the Minimum Construction Standards for Subdivision Roads by the NC Division <br /> of Highways Board of Transportation and the requirements of the Orange County 201 1 UDO. <br /> Feedback regarding the adequacy of this project to address emergency services protection is <br /> pending application review by the applicable Orange County Agencies. <br /> (3J Method and adequacy of vehicular access to the site and traffic conditions around the site. <br /> The proposed 26-lot Dunhill subdivision will be served by Moinear Lane and Banlaoch Way. <br /> Both subdivision roads are planned to be dedicated to the NC DOT as public roads and the will <br /> be required to meet the Minimum Construction Standards for Subdivision Roads by the NC <br /> Division of Highways Board of Transportation and the requirements of the Orange County 201 1 <br /> UDO. <br /> (4J Other use specific standards as set forth herein. <br /> SUI► �IIT <br /> DESIGN AND ENGINEERING SERVICES PAGE 7 OF 14 <br />
