025 <br /> 1 <br /> 2 Proposal <br /> 3 - This proposal is similar to the revisions made to the Economic <br /> 4 Development (ED) zoning districts earlier this year and to the 0/I district <br /> 5 last year. <br /> 6 - Proposed ratios and height limits for the zoning districts applicable to <br /> 7 CTAN and CITAN areas are in keeping with similar ED zoning districts. <br /> 8 ➢ Would allow for greater floor area (e.g., building with more square <br /> 9 feet) and less "open space" in Nodes. <br /> 10 - Other requirements of the UDO, including impervious surface limits, still <br /> 11 apply. <br /> 12 Simple Example <br /> 13 3 acre tract zoned Light Industrial (LI) <br /> 14 located in a CITAN <br /> 15 Current <br /> 16 FAR max = 0.20 = 26,136 s.f. <br /> 17 Height, max = 45 ft. <br /> 18 Open Space, min. = 0.80 = 104,544 s.f. (2.4 acres) <br /> 19 Pedestrian/Landscape, min = 0.20 = 26,135 s.f. <br /> 20 Proposed <br /> 21 FAR max = 0.60 = 78,408 s.f. <br /> 22 Height, max = 45 ft. <br /> 23 Open Space, min. = 0.45 = 58,806 s.f. (1.35 acres) <br /> 24 Pedestrian/Landscape, min = 0.05 = 6,534 s.f. <br /> 25 <br /> 26 Recommendation <br /> 27 1. Receive the proposed amendments to the Unified Development Ordinance as detailed in <br /> 28 the abstract and attachments. <br /> 29 2. Conduct the public hearing and accept public, BOCC, and Planning Board comment on <br /> 30 the proposed amendments. <br /> 31 3. Refer the matter to the Planning Board with a request that a recommendation be <br /> 32 returned to the BOCC in time for the August 21, 2012 BOCC regular meeting. <br /> 33 4. Adjourn the public hearing until August 21, 2012 in order to receive and accept the <br /> 34 Planning Board's recommendation and any submitted written comments. <br /> 35 <br /> 36 Commissioner Jacobs asked how to coordinate traffic studies before a development is <br /> 37 proposed when the ultimate square footage is not known. <br /> 38 Perdita Holtz said that this would be done in conjunction with the developer, so the <br /> 39 square footage would be known. <br /> 40 Pete Hallenbeck said that buildings higher than two stories should have sprinklers, <br /> 41 because it can affect the fire district insurance rating. <br /> 42 A motion was made by Commissioner Yuhasz, seconded by Commissioner Jacobs to <br /> 43 refer this amendment to the Planning Board for a recommendation to come back to the Board of <br /> 44 County Commissioners for the August 21, 2012 meeting and to adjourn the public hearing until <br /> 45 August 21, 2012 in order to receive and accept the Planning Board's recommendation and any <br /> 46 submitted written comments. <br /> 47 VOTE: UNANIMOUS <br /> 48 <br /> 49 ********************************************************** <br />
