(4) Interconnectivity between parcels. All parcels shall provide for <br />interconnectivity between parking areas if determined necessary by staff. <br />(F) PD -ED -MU Planned Development Economic Development — Mixed Use <br />District <br />(1) Purpose. The ED -Mixed Use District is intended to accommodate a mix of <br />residential, commercial and light industrial uses in a cohesive development <br />that is compatible with the natural terrain and surrounding uses. This <br />district encourages innovation by offering flexibility in design and layout <br />requirements to achieve a greater choice of living and working <br />environments. This district is only permitted through the planned <br />development district zoning process. <br />(2) General Dimensional Requirements — PD -ED -MU <br />(3) Application Criteria <br />a. This district will be applied in the Hillsborough Area Economic <br />Development District. <br />b. This district shall only be applied where water and sewer are available <br />at the site or are to be made available to the site as part of the <br />development approval process. <br />c. The minimum size of a PD -MU district shall be 20 acres. <br />d. There are no minimum lot sizes in the Mixed Use District; the Master <br />Development Plan or non - Master Plan Development Plan will set forth <br />the setbacks as indicated in the General Dimensional Requirements <br />listed above. Single- family and duplex residential uses following the <br />flexible development guidelines may reduce the minimum setbacks by <br />50 percent and the lot width by 60 percent. <br />e.. All outparcels within the PD -ED -MU district shall have internal access to <br />the development. <br />f. Consideration of lower cost and affordable housing shall be <br />incorporated into any Mixed Use District. <br />g. No drive through facilities may be constructed in this district. <br />h.
