This district will be applied in the Hillsborough Area Economic <br />Development District. <br />b. This district shall only be applied where water and sewer are available <br />at the site or are to be made available to the site as part of the <br />development approval process. EXCEPTION: Single- family lots <br />located south of 1 -40 may use ground absorption septic systems on <br />minimum size lots of 40,000 square feet provided at least 33% of the <br />tract -is preserved as open space. <br />c. Single family uses shall follow Section IV -13-10 Flexible Development of <br />the Subdivision Regulations. <br />d. Single- family lot sizes shall be a minimum of 7,500 square feet and a <br />maximum of 14,000 if connected to public sewer. <br />e. Multi- family structures shall be limited to a two -story maximum. <br />f. Duplex and multi - family uses shall be connected to a public water and <br />public sewer system. <br />g. A structure or structures exceeding 20,000 square feet cumulatively on <br />one zoning lot shall only be approved through a Special Use Permit, <br />Class A process regardless of use. <br />h. All zoning lots greater than 2.0 acres shall only be approved through a <br />Special Use Permit, Class A process regardless of use. <br />i.. No drive through facilities may be constructed in this district. <br />i. A justification for any deviation to development standards must state a <br />public benefit or purpose. <br />(4) Interconnectivity between parcels. All parcels shall provide for <br />interconnectivity between parking areas if determined necessary by staff. <br />(C) ED -FLX. Economic Development - Office /Flex District <br />(1) Purpose. The ED -FLX District is intended to accommodate a wide range of <br />assembling, fabricating and light manufacturing activities, and such <br />ancillary industrial activities as warehousing and distribution. Some <br />commercial services are also permitted accessory to industrial <br />development provided all access is provided internally. The district is <br />established to provide locations for industrial development which have little <br />or no impact on adjoining properties. <br />(2) General Dimensional Requirements — ED -FLX <br />
