4 <br />(1) Purpose. The ED -1-0-1 District is primarily intended to accommodate low <br />intensity office uses and supporting services. The district is intended to be <br />located on small areas (5 acres and less) within the Economic <br />Development District. The district may contain limited commercial uses <br />within employment centers or where vehicular access is provided internally <br />to the development. <br />(2) General Dimensional Requirements — ED -1-0-1 <br />(3) Application Criteria <br />a. This district will be applied in the Hillsborough Area Economic <br />Development District. <br />b. This district shall only be applied where water and sewer are available <br />at the site or are to be made available to the site as part of the <br />development approval process. <br />c. A structure or structures exceeding 20,000 square feet cumulatively on <br />one zoning lot shall only be approved through a Special Use Permit, <br />Class A process regardless of use. <br />d. All zoning lots greater than 2.0 acres shall only be approved through a <br />Special Use Permit, Class A process regardless of use. <br />e. Any nonresidential use within two hundred feet of a residential <br />subdivision shall require a Special Use Permit, Class A. <br />f. Direct driveway access to an arterial or major collector shall be <br />prohibited. A frontage or service road shall be dedicated and <br />constructed to provide access along all arterials or major collectors. <br />g. No drive through facilities may be constructed in this district. <br />h. A justification for any deviation to development standards must state a <br />public benefit or purpose. <br />(4) Interconnectivity between parcels. All parcels shall provide for <br />interconnectivity between parking areas if determined necessary by staff. <br />(B) ED -1-0-2 Economic Development- Limited Office -2 District <br />(1) Purpose. The ED -1-0-2 District is primarily intended to accommodate low <br />intensity office uses and supporting services. The district is intended to be <br />located on small areas (5 acres and less) within the Economic <br />Development District. Parcels existing as of the date of this ordinance <br />containing cumulatively more than 2 acres shall only be developed through <br />a Planned Development process or after obtaining a Special Use Permit, <br />Class A approval.
