Plan is approved a Special Use Permit in this way, the approval process 15 <br />shall follow the same procedures and standards applicable to other special <br />use permit applications. Any lot that is subdivided out of a tract for which a <br />Master Development Plan has been approved as non - Master Plan <br />Development Plan with a Special Use Permit, Class A under this <br />subsection may then be developed after a zoning compliance permit has <br />been secured. <br />D. Non - Master Plan Development Plan Provisions (Special Use Permit, Class <br />A) <br />1. Site Plans drawings for non - Master Plan Development Plans shall meet the <br />requirements of Article 14 of the Zoning Ordinance and the guidelines of <br />the Economic Development Design Manual — Abridged Version. <br />2. The Planned Development petition and Special Use Permit, Class A <br />application shall be reviewed concurrently. by the Board of County <br />Commissioners according to the same procedures and in accordance with <br />the same standards applicable to other special use permit applications. <br />3. The Board may not approve a Planned Development petition unless it <br />simultaneously approves the Special Use Permit, Class A application for <br />the development of the property, which special use permit may be <br />approved subject to reasonable conditions and requirements as set forth in <br />Article 8 of the Zoning Ordinance and the guidelines in Article 6.29.3a of <br />the Zoning Ordinance. <br />4. In addition to other grounds for denial of a special use permit application, a <br />special use permit may be denied on the basis that the application is <br />inconsistent with an approved Master Development Plan for the same tract. <br />However, if the special use permit is approved, the Board of County <br />Commissioners shall be deemed to have amended the Master <br />Development Plan to the extent necessary to bring it into conformity with <br />the existing project Special Use Permit, Class A. <br />E. Final Development Plan Provisions <br />1. Site Plans drawings for Final Development Plans shall meet the <br />requirements of Article 14 of the Zoning Ordinance and shall be consistent <br />with the approved Master Development Plan and address all conditions of <br />the project Special Use Permit, Class A. <br />2. Tracts over 2.0 acres and /or structure(s) totaling cumulatively over 20,000 <br />square feet on one zoning lot shall submit a Special Use Permit, Class A <br />modification request for a Public Hearing and follow all procedures as <br />specified in the zoning ordinance. Otherwise, the site plan may be <br />approved in accordance with ordinance and EDDDM (Abridged Version). <br />3. A metes and bounds legal description of the Final Development Plan shall <br />
