tea; <br />Franklin, Tennessee I Zoning Ordinance <br />Clarion Associates recently prepared a revised development code for <br />this fast - growing, community in the Nashville region. The code is fo- <br />cused on implementation of a comprehensive plan that includes the <br />development of character areas, innovative open space and natural <br />resource preservation techniques, and a much stronger focus on urban <br />design. The development code includes substantive re- structuring of <br />the City's current ordinance, including" integration of the City's stand- <br />alone design guidelines, and an overall upgrade to the development <br />standards related to landscaping, parking, and open space. <br />Alachua, Florida I Land Development Regulations <br />Clarion updated the Land Development Regulations for Alachua, <br />Florida. Alachua is an old north central Florida city close to Gainesville <br />that has experienced substantial residential and business- related <br />growth throughout the 1990s. The code rewrite focuses on structural, <br />procedural, and substantive improvements to the city's existing regula- <br />tions to implement the recently revised comprehensive plan. Struc- <br />turally, the update consolidated scattered land development provisions <br />into a single, clearly organized development code. Procedurally, the <br />city's complex assortment of procedures and responsibilities for devel- <br />opment review were simplified into an integrated, easy -to- understand <br />review process. Substantively, the new code presents a number of in- <br />novative measures to encourage infill development in the older parts <br />of the community, along with new development standards that will raise <br />the bar for development quality. <br />Henrico County, Virginia I Design Manual <br />As part of its work on the County's Vision 2026 Comprehensive Plan, <br />Clarion Associates prepared a stand -alone Design Guidelines Manual <br />for all new development in the County. The guidelines address four dif- <br />ferent types of land uses (residential, commercial, office /industrial, and <br />mixed -use), as well as new residential development within rural areas, <br />and are suggested as a means to ensure that new development is con- <br />sistent with the goals and objectives in the Comprehensive Plan. Spe- <br />cial emphasis is placed on the retention of community character, <br />suggestions on how to raise the bar for development quality, and the <br />use of mixed -use master planned development as a method of ac- <br />complishing infill and redevelopment that is consistent with its context. <br />The manual is highly illustrated and includes captions that explain the <br />concepts and techniques being presented. <br />
