TI MNM- 4 <br />Dt ke Realty j Raleigh, North Carolina <br />Cl:.ent Reference: Jeremy Fortier - (317) 808 -6431 <br />M AB completed a TIA and signal warrant <br />analysis for the redevelopment of a site along <br />Sunnybrook Road near New Bern Avenue. The <br />redevelopment will consist of 153,200 square feet <br />of medical office space, built in two phases. The <br />an ilysis incorporated improvements at an adjacent <br />intersection of Calumet Drive that had been a <br />sa ::ety concern for the City of Raleigh and <br />NCDOT. Additional off —site improvements <br />included re- striping the Sunnybrook Road <br />approach at New Bern Avenue and signal and electrical plans for the <br />intersection to accommodate these improvements. A traffic signal is <br />desired at the intersection of Sunnybrook Road and the Main Entrance to <br />ac -,ommodate the site traffic, pedestrian traffic, and re- routed traffic from <br />th; improvements at the upstream Calumet Drive access restriction. <br />Therefore, a signal warrant analysis was submitted to the City of Raleigh <br />and negotiations are currently underway to incorporate the signal into the <br />pLuts for the WakeMed site. <br />6. SUMMARY <br />We believe that our team has the skill sets, local knowledge, and national <br />experience needed for this Southern Orange Campus Master Plan. Here are our <br />thoughts on how we measure up, organized according to the selection criteria <br />listed in the Request for Proposals: <br />1. Depth of Experience: There are a number of distinct skill sets needed <br />for this project: land planning; site design; transportation engineering; <br />infrastructure design; urban design; zoning and regulatory analysis; <br />citizen engagement; and consensus - building. We have a team that has <br />extensive experience in every area mentioned. <br />2. Demonstrated Success: This proposal lists highlights of the successes <br />of these firms in working with local governments on similar projects. <br />We have worked extensively in North Carolina and within Orange <br />County, and have completed projects of consistently high quality. <br />3. Qualifications of Individuals: This team is full of experienced, <br />seasoned, smart, creative, dedicated professionals.
