Three <br />alternative concepts will be prepared, showing different levels of intensity, <br />different configurations of buildings, and different parking strategies. Estimates <br />of likely vehicular traffic impacts of possible development will be prepared, <br />along with analysis of the possibilities for increased use of public transit, biking, <br />and walking as modes of transportation. Draft design guidelines will be prepared <br />for consideration, with ideas for pedestrian- oriented design of buildings and with <br />principles to be included in siting buildings. Emphasis will be placed on <br />resiliency and sustainable design principles. A second Public Information <br />Meeting will be held to facilitate public review and comment on the alternatives. <br />TASK 4: CONCEPT PLANS (150-300 <br />consultant hours) <br />CLARION TEAM: <br />ORANGE COUNTY STAFF: <br />Preparation of 3 alternative concepts for development of the site. <br />Describe advantages and disadvantages of each.
