Staff comments to consultant one <br />week after receipt of draft products. <br />SCHEDULE <br />Completed: 14 weeks after Project Initiation <br />• Task 4: Draft Master Plan. Prepare a draft Master Plan for the site, incorporating the findings and <br />ideas from Tasks 1 -3, along with recommended appropriate modifications of the current approved <br />plans for the property. Prepare recommended general Design Guidelines for use in designing sites, <br />buildings, parking, and walking areas, focusing on energy and fiscal efficiency. A park- and -ride <br />facility will be incorporated. The Plan will include conceptual options for road improvements in the <br />area that may be necessary to support the new facilities. The Plan will include phasing that addresses <br />long -term buildout (25+ years), short term building possibilities, and immediate site improvements. <br />The Master Plan will address future development of the site, areas to be preserved, attention to slopes <br />and stormwater management issues, transportation improvements that would be needed, and required <br />infrastructure improvements, identification of impacts on surrounding residential neighborhoods, and <br />identify areas of environmental sensitivity. The Master Plan will be accompanied by a narrative <br />report that summarizes existing conditions, explains the Orange County facility needs that may be <br />addressed here at the Southern Orange Campus. The Master Plan will draw a link between use of the <br />site, sustainable design principles, infrastructure needs, and community needs. An accompanying <br />product will be a set of Design Guidelines for use and reference in subsequent preparation of detailed <br />-site plans -and. building drawings as portions of the •site become ready for development The, Design <br />
