28 <br />, ~, <br />.•~ <br />s C L A R i O N <br />.. ~R. ~._ ._,._ _.,._ . __ ...__._ .._.. <br />_ . ._._.... ------~ ~ <br />TASK 4: CONCEPT PLANS <br />Based upon the previous plans and visions for development of thTs site, ideas <br />and concems growing out of the public outreach efforts, and in considerarion of <br />Orange County's needs for additional facilities in this part of the County, <br />conceptual development scenarios will be prepared for the site. Three <br />alternative concepts will be prepared, showing different levels of intensity, <br />different configurations of buildings, and different parking strategies. Estimates <br />of likely vehicular traffic impacts of possible developmenf will be prepared, <br />along with analysis of fi~e possibilities for increased use of public transit, biking, <br />and walking as modes of transportation. Draft design guidelines will be prepared <br />for consideration, with ideas for pedestaan-oriented design of buildings and with <br />principles to be included in siting buildings. Emphasis witl be placed on <br />resiliency and sustainable design principles.
