4 <br />FROM: Rural Residential (R-1) and Neighborhood Commercial (NC-2) <br />TO: Neighborhood Commercial (NC-2) <br />The parcels in question are currently split zoned and are further described as <br />follows: <br />• Parcel A- a 26,769 square foot parcel with a Parcel Identification Number <br />(PIN) of 9874=78-1414. Approximately 8,540 square feet of this property is <br />currently zoned R-1. <br />• Parcel B- a 47,851 square foot parcel with a Parcel Identification Number <br />(PIN) of 9874-68-9326. Approximately 16,540 square feet of this property is <br />current zoned R-1. <br />According to the application, Mr. and Mrs. Woods are requesting the rezoning to <br />eliminate the existing split zoning situation and ensure that the properties are <br />compliant with applicable regulations including, but not limited to, landscaping and <br />buffering requirements, setbacks, parking, and ensuring required septic and repair <br />areas intended to support non-residential operations are appropriately zoned. <br />The properties subject to this petition are located within the Commercial Transition <br />Activity Node as denoted on the Future Land Use Map of the Comprehensive Plan <br />and the Urban Designated Area as denoted on the Growth Management System <br />Map. <br />Pur ose: To review the item and receive public comment on the application. <br />3. Application for a Zoning Atlas Amendment: In accordance with the provisions of <br />Section 2.8 Zoning Atlas and Uni~ed Deve%pment Ordinance Amendments of the <br />Orange County Unified Development Ordinance (UDO), Mr. and Mrs. Thomas and <br />Barbara Merritt have submitted an application seeking to rezone finro parcels of <br />property located on US 70 East: <br />FROM: Rural Residential (R-1) and Neighborhood Commercial (NC-2) <br />TO: Neighborhood Commercial (NC-2) <br />The parcels in question are currently split zoned and are further described as <br />follows: <br />• Parcel A- a 60,063 square foot parcel with a Parcel Identification Number <br />(PIN) of 9874-68-9620. Approximately 32,277 square feet of this property is <br />currently zoned R-1. <br />• Parcel B- a 31,716 square foot parcel with a Parcel Identification Number <br />(PIN) of 9874-68-7542.
