Article 6: Development Standards 337 <br />Section 6.3: Land Use Intensity Measures <br />(1) Outer Courtyards <br />(a) For outer courtyards bound on three sides by building walls or potential <br />walls, the width shall not be less than the sum of the required yard <br />distances measured from opposing walls. <br />(b) Where depth of a courtyard is less than half the width, the minimum <br />width required shall be reduced 25 %. <br />(c) Depth of a courtyard shall not be greater than one and one -half times <br />width. <br />(d) Where walls are not parallel to property or building site lines, the nearest <br />portion to such lines shall be at least the required minimum distance <br />therefrom. <br />(2) Inner Courtyards <br />(a) Inner courtyards formed on four sides by building walls or potential <br />building walls shall have a minimum dimension equal to the sum of the <br />required yards but not less than ten feet and area shall not be less than <br />150 square feet for two stories or more. <br />(b) Except in cases of inner courtyards, atriums, or enclosed patios for <br />single dwelling units, an unobstructed passageway shall be provided at <br />the lowest level of each inner courtyard with a cross - section not less than <br />four feet wide by seven feet high. Such passageway shall be continuous <br />from the inner courtyard to unobstructed open space adjacent to the <br />building, and shall be so aligned as to facilitate passage of non - vehicular <br />fire fighting equipment including ladders. <br />(c) Inner courtyard design shall permit use of fire ladders. <br />SECTION 6.3: LAND USE INTENSITY MEASURES <br />6.3.1 Applicability <br />(A) In accordance with Article 3 of this Ordinance, the standards established in this Section <br />shall be applicable to those districts and uses subject to the Land Use Intensity system. <br />(B) For residential zoning districts and residential uses, except where application to other <br />uses is specifically indicated, floor area, open space, livability space, and recreation <br />space ratios shall be applied only to such land area, floor area, open space, and related <br />elements as are incidental to and compatible with residential uses. <br />(C) For non - residential zoning districts and non - residential uses, except where application to <br />other uses is specifically indicated, floor area, open space and pedestrian /landscaped <br />space ratios shall be applied only to such land area, floor area, open space and <br />pedestrian /landscape use and accessory uses incidental to and compatible with non- <br />residential uses. <br />(D) <br />Use Intensity 11 Aeasums shall apply- <br />0) Impervious SurfaGe Ratie ([W <br />(2) Building Volume Ratie (BVR) <br />(3) I anrlsnane Volume Rabe /1 \/R\ <br />81 Staff is suggesting that the same types of Land Use Intensity Measures that apply in other zoning districts be used <br />in the EDDs. The ISR requirements is redundant with Sections 4.2.5 and 4.2.6, which were adopted after the <br />Economic Development Design manual (now repealed and part of the UDO adoption process) was adopted.
