W <br />and was constructed shortly thereafter. Current Orange County zoning regulations <br />require all schools to have at least two points of public access. A new driveway <br />connection to Mt. Sinai Road is proposed to provide this second point of access, <br />and to better serve the western portion of the campus. While this new driveway will <br />provide an alternate route to and from the site, the Applicant expects that the traffic <br />volume associated with this driveway will be very small in relation to the traffic <br />volume of the existing driveway. The new connection to Mt. Sinai Road will be <br />reviewed and approved by the NC Department of Transportation, in accordance with <br />standard practice for such connections. <br />All new onsite driveways will consist of a 20' wide all- weather surface, in <br />accordance with State and local Fire Code requirements. At appropriate locations <br />on the site, new vehicular parking spaces are proposed. The number and location <br />of parking spaces on the campus are adequate, as determined by the school's <br />assessment of its parking needs, and in accordance with Orange County parking <br />regulations. <br />A Traffic Impact Analysis is provided as part of the SUP application, providing <br />technical analysis of existing and proposed traffic conditions in the vicinity of the <br />school. The study concludes that the proposed campus improvements will generate <br />only a small amount of additional traffic in the project area, and that the existing <br />roadways can easily accommodate the expected traffic volumes without any need <br />for improvement to the roadways. <br />Standard # 4: Other use - specific standards as set forth in Section 5.8,4 <br />The use - specific standards enumerated in Section 5.8.4 are met by the application <br />materials accompanying this statement; or will be met by detailed design, <br />construction, and /or operation of the school facilities. <br />Additional Environmental Considerations <br />As part of the planning process, CFS has identified the items listed below as specific <br />opportunities for maintaining or improving the physical environment on the school <br />property. As part of Masterplan implementation, the school intends to take the <br />specified actions, as practical, to preserve natural habitat or make environmental <br />improvements within the subject property: <br />Land uses in the stream buffer: Over time, stream buffers have been <br />imposed over some areas of the property that contain buildings, <br />walkways, driveways, play equipment, and other features. These <br />features represent important investments in school infrastructure, and <br />assets that should be maintained, but not unduly expanded. <br />Accordingly, CFS proposes that all new improvements will comply fully <br />with County and State requirements for stream and stream buffer <br />impacts.
