Building[s]must be <br /> provided with sufficient setbacks to maintain the integrity of the natural <br /> slope and minimize the impact on scenic views. [B—Figure 6.5.1.C.2] <br /> (e) Where neighboring buildings have responded to similar topographic <br /> conditions on their sites in a consistent and positive way, similar <br /> treatment must be considered for a new structure. <br /> (f) Where buildings are to be located near natural features such as scenic <br /> vistas, stands of trees, and open space, views and pedestrian access <br /> must be provided to these amenities. [C—Figure 6.5.1.C.2] <br /> (3) Compatibility With Neighbors <br /> Unless there are overriding concerns or poorly defined aspects, a new building <br /> must reflect the architectural character of surrounding buildings in the following <br /> ways: <br /> (a) Similar unifying design concept, <br /> (b) Similar proportions, scale, and roof line, <br /> (c) Similar architectural style and exterior finish materials, <br /> (d) Similar patterns and proportions of windows, <br /> (e) Similar entry configuration and relationship to street, and <br /> (f) Similar architectural details or features. <br /> (4) Unified Design Concept <br /> To unify a building's architectural character and individual elements such as <br /> entries, windows, pedestrian areas, and roofs, all buildings must be visibly <br /> organized by a clear design concept. Examples include: <br /> (a) Symmetrical Balance:A formal organization which balances equal <br /> elements and features around a vertical plane. <br /> (b) Asymmetric Balance:A dissimilar, yet harmonious composition of <br /> numerous similar or complimentary forms.The composition reflects the <br /> surrounding area, site conditions, and/or building functions. <br /> Orange County,North Carolina—Unified Development Ordinance Page 6-24 <br />
