9 <br />7. Zoning Atlas Amendment <br />In accordance with the provisions of Section 2.8 Zoning Atlas and Unified <br />Development Ordinance Amendments of the Unified Development Ordinance, the <br />Planning Director has initiated an amendment to the Zoning Atlas to rezone all <br />undeveloped parcels of property north of Interstates 85/40, east of Mt. Willing Road <br />south of the railroad right-of--way, and west of the US 70 Connector. Four <br />undeveloped parcels and a portion of a fifth parcel totaling 112.35 acres are <br />proposed to be rezoned. <br />From Rural -Residential (R-1) and Agricultural Residential (AR) to Office/Institutional <br />(O/I). The Parcel identification Numbers (PIN) of the five parcels are: 9854-07- <br />4304, 9854-16-1576, 9854-36-1253, 9854-05-1970, and 9854-46-6706 (partial). <br />No project is proposed at this time. This rezoning is proposed in order to `pre-zone' <br />the area for potential economic development projects. This is similar to what Orange <br />County initiated within Orange County's economic development land use areas with <br />an implementing Economic Development (ED) zorring_ district (i.e. pre-zone). The <br />properties subject to this rezoning are currently located within the Commercial- <br />Industrial Transition Activity Node land use category and Agricultural Residential land <br />use category as denoted on the Land Use Element Map of the Comprehensive Plan. <br />The portion of the parcels currently designated Agricultural Residential land use is <br />proposed to be amended to be designated Commercial-Industrial Transition Activity <br />Node land use by separate action (see Item #5 of this advertisement). <br />Purpose: To review the item and receive public comment on the Zoning Atlas <br />amendment. <br />Substantial changes in items presented at the public hearing may be made following the <br />receipt of comments made at the public hearing. Accommodations for individuals-with <br />physical disabilities can be provided if the request is made to the Director of Planning at <br />least 48 hours prior toy the Public Hearing by calling one of the phone numbers below. <br />The full text of the public hearing items may be obtained after May 13, 2011 from the <br />Planning Department. The agenda abstract and attachments may also be obtained at <br />the County website www.co.orange.nc.us at the Meeting Agendas link prior to the <br />meeting. <br />Questions regarding the proposals may be directed to the Orange County Planning <br />Department located on the second floor of the County Office Building at 131 West <br />Margaret Lane, Suite 201, Hillsborough, North Carolina.
