8 <br />5. 2030 Comprehensive Plan Land Use Element Map Amendment <br />In accordance with the provisions of Section 2.3 Comprehensive Plan Amendments <br />of the Unified Development Ordinance, the Planning Director has initiated an <br />amendment to the Land Use Element Map located within Chapter 5: Land Use <br />Element of the Comprehensive Plan. <br />Land Use Element Map amendments are necessary as follow-up to Upper Eno <br />Watershed Critical Area amendments that occurred in June 2010. The purpose of <br />the amendments is to apply appropriate land use classifications in areas that were <br />removed from the Critical Area when its boundary was adjusted. This amendment is <br />also consistent with the Water and Sewer Management, Planning and Boundary <br />Agreement (WASMPBA). <br />The proposed Land Use Element Map amendments: <br />a. Approximately 118-acres along the general corridor of Interstates 85/40 <br />From Agricultural Residential to Commercial Industrial Transition Activity <br />Node. <br />b. The proposed area for 10-Year Transition includes approximately 16-acres at <br />the southern end of Gaines Chapel Rd. <br />From Agricultural Residential to 10-year (urban) transition. <br />Purpose: To review the item and receive citizen comment on the proposed map <br />amendments. <br />6. Unified Development Ordinance Text Amendments <br />In accordance with the provisions of Section 2.8 Zoning Atlas and Unified <br />Development Ordinance Amendments of the Unified Development Ordinance, the <br />Planning Director has initiated an amendment to the text of the Unified <br />Development Ordinance. Text amendments are proposed to the following <br />sections of the Unified Development Ordinance: <br />- Section 3.4 -General Commercial Districts. Modify the Office/Institutional <br />(O/I) Zoning District including the Purpose, Applicability, Dimensional and <br />Ratio Standards, and Specific Development Standards sections. <br />- Section 5.2 -Table of Permitted Uses. Modify the Permitted Uses allowed <br />in the OI General Use Zoning District. <br />- Article 10 -Definitions. Modify definitions of `Open Space Ratio' -and <br />'Recreation Space Ratio'. <br />Pumose: To review the item and receive public comment on the proposed text <br />amendments. <br />
