These standards include maintaining or promoting the public health, safety, and <br />general welfare, maintaining or enhancing the value of contiguous property, and the use being in compliance with <br />the general plan for the physical development of the County. <br />The Planning Board has reviewed the application, the site plan, and all supporting_ documentation -and has found <br />that the application complies with the specific standards and required regulations as outlined within the UDO <br />I~rovided the Board of County Commissioners finds in the affirmative on the specific and general standards, the <br />Board could make a positive finding on_ this application. In the event that the Berard of County Commissioners <br />makes the determination_ that the permit can be issued, the Planning Board recommends the attachment of the <br />following conditions to the Special Use Permit: <br />A. Rezoning: <br />1. That an Ordinance approving the rezoning of the subject parcels as requested by <br />the a-pplicant as part of the Conditional Use application submittal process be <br />approved by the Board of County Commissioners. <br />B. Sewer Lines <br />The applicant shall execute a utility extension, installation, and service <br />agreement(s) covering the extension of sewer lines and services to serve the <br />project. This agreement shall be prepared by the Orange County Staff Engineer <br />in -consultation with the applicant, Planning Director, County Attorney, and other <br />essential County personal involved with the process and shall be executed by the <br />Board of County Commissioners prior to any earth disturbing activity. <br />38 <br />
