Harvey, Planner III, 245-2597 <br />Craig Benedict, Director, 245-2585 <br />PURPOSE: To receive the Planning Board recommendation, close the public hearing, and <br />make a decision on the Tinnin Woods Conditional Use (CU) application (i.e. rezoning and Class <br />A Special Use Permit) proposing asingle-family major residential subdivision off of School <br />House Road and Tinnin Road. <br />BACKGROUND: This item was heard at the May 23, 2011 Quarterly Public Hearing and <br />considered by the Planning Board at its July 6 and September 7, 2011 meetings where the following <br />was discussed: <br />A. Utility line size (i.e. 8" versus 12"). Staff had originally recommended a 12" water and sewer <br />line for the project. During meetings the applicant indicated there is no inherent difference <br />between the two lines. The Boards requested additional information. <br />Applicant Response: <br />The applicant and staff met with the Orange Alamance Water System (OAWS) <br />board of directors on July 28, 2011 to review these issues. <br />According to the applicant and OAWS there is no demonstrable difference <br />between the two options in respect to water flow. <br />iii. OAWS has recommended an 8" line. <br />
