2 <br />The following aspects will be highlighted: <br />• Location <br />• Land Use and Zoning <br />• Diversity of Commerce and Industry <br />• Master Planning with respect to the environment <br />• Traffic Access Management <br />• Overlay of regulatory potential and site development <br />These materials are still in draft formulation and will be coordinated with the one-quarter ('/4) <br />cent sales and use tax educational effort. The final product will be a `story board' of how <br />areas are master land use planned with the necessary infrastructure to support the <br />economic development potential of an area. The value of this work continues beyond the <br />one-quarter ('/4) cent sales tax initiative as these illustrations inform the public, the <br />neighborhood, local governments and potential developers. <br />The attachments provided are for reference purposes, and staff will have larger display <br />maps available at the meeting for the Board and public. <br />FINANCIAL IMPACT: There is no financial impact with the receipt of the report. Funds for <br />the consultant were part of last year's budget in Planning and Economic Development. <br />Concepts embedded within the master planning are also linked to adopted long range <br />capital improvement programs. <br />RECOMMENDATION(S): The Manager recommends the Board receive the report and offer <br />comments. <br />
