6.29.3 <br />Design Standards <br />The design standards applicable within Economic Development Districts are <br />shown on the .following pages and are. divided into two categories, Land Use <br />Intensity Performance Standards and Design Criteria. The Performance <br />Standards establish "land use intensity ratios", or ratios of construction to <br />natural features as well as standards to eliminate or mitigate nuisances and <br />undesirable impacts on the environment. The Design Criteria establish <br />standards for landscape and architectural features, parking and circulation, <br />service and storage, and signs and lighting; i.e., how the use "fits" the site and <br />how it relates to the surrounding area. <br />NOTE: The "design standards" referenced in <br />Article .8.29.3 have been prepared as a <br />separate document entitled The Orange <br />County Economic Development Districts <br />Design Manual. Copies of the Zoning <br />Ordinance may be obtained with or <br />without the Design Manual depending <br />upon the needs of the citizen. <br />6.29.4 <br />Amended <br />11 /5/03 <br />Additional Requirement for Certain Subdivisions <br />Within all ED Districts certain subdivisions of land must meet additional <br />requirements and be approved either as a Class A Special Use or as a <br />Planned Development Special Use as follows: <br />1) Major Subdivision, Class A Special Use, Rural Designated (21-40 <br />Lots)-A tract of land in a Rural Designated area that is proposed for a <br />subdivision of 21-40 lots. <br />2) Major Subdivision, Class A Special Use, Urban Designated (21-79 Lots)- <br />-A tract of Land in an Urban Designated area that is proposed for a <br />subdivision of 21-79 lots. <br />3) Major Subdivision, Planned Development, Rural Designated (41+ Lots)-- <br />A tract of land in a Rural Designated area that is proposed for a <br />subdivision of 41 or more lots. <br />4) Major Subdivision, Planned Development, Urban Designated (80+ Lots)- <br />- Atract of land in an Urban Designated area that is proposed for a <br />subdivision of 80 or more lots. <br />6-56 <br />
