Amended <br />3/18/86 Modular Home - A dwelling unit constructed in accordance with the construction <br />standards of North Carolina Uniform Residential Building Code for One- and <br />Two - Family Dwellings and composed of components substantially assembled in a <br />manufacturing plant and transported to the building site for final assembly and <br />placement on a permanent foundation. Without limiting the generality of the <br />foregoing, a modular home may consist of two or more sections transported to the site <br />on each's own chassis or steel frame, or a series of panels or room sections <br />transported to the site on a truck and erected, assembled, or joined there. <br />Amended <br />3/18/86 Mobile Home, Accessory - A subordinate structure, the use of which is customarily <br />incidental to the permitted use of the principal buildings. Accessory uses include, but <br />are not limited to: 1) storage unit, 2) office, and 3) classroom facility. The mobile <br />home, as an accessory structure, must not create non - conforming yards or setbacks. <br />The installation of a mobile home, as an accessory structure, is exempt from the <br />requirements set forth in Subsections 6.21.2d) and e). Skirting is required, and the <br />mobile home must be connected to the required utilities, which include the plumbing, <br />heating, air conditioning and electrical systems contained therein, provided the unit is <br />not installed for the purpose of storage. The Orange County Health Department shall <br />determine what type of sewage disposal system is appropriate. If the unit is installed <br />for the purpose of storage, only underskirting is required, connection to the required <br />utilities (listed above) is optional. <br />Motor Vehicle Maintenance and Repair - An establishment where the following <br />services are available: <br />(a) body work, <br />(b) straightening of body parts, <br />(c) painting, <br />(d) welding, <br />(e) storage of motor vehicles not in operating condition. <br />Motor Vehicle Repair Garage - An establishment where the following services are <br />available: major mechanical repairs, including engine overhaul, and transmission <br />work. Repair garages can also offer services similar to service stations. <br />Motor Vehicle Service Station- An establishment where gasoline, diesel oil and /or <br />other fuel for internal combustion engines is supplied and dispersed at retail and <br />where, in addition, the following services may be rendered and sales made and no <br />other: <br />Sale and servicing of spark plugs, batteries and /or distributors and ignition systems <br />parts; sale, servicing and repair of tires, but not recapping or regrooving; replacement <br />of mufflers, tail pipes, water hoses, fan belts, brake fluid, light bulbs, windshield wipers <br />and blades, grease retainers, wheel bearings and the like; radiator cleaning, flushing <br />and fluid replacement; washing and polishing supplies; greasing and lubrication; <br />provision and repair of fuel pumps, oil pumps and lines; minor adjustment and repair <br />of carburetors; adjustment and repair of brakes; emergency repair of wiring; minor <br />motor adjustments not involving removal of the head or crankcase; sales of <br />beverages, packaged foods, tobacco products and similar convenience goods for <br />customers, as accessory and incidental to the principal operations; provision of road <br />maps and other travel information to customers; provision of restroom facilities; and <br />state motor vehicle inspections. <br />22 -20 <br />
