(f) the location. of points of entry and exit for motor vehicles and internal <br />vehicular circulation pattern. <br />(g) the location and layout of all off - street parking and loading areas. <br />(h) the location of proposed trash dumpsters. <br />(i) all existing and proposed topography at contour intervals of five (5) <br />feet. <br />0) grading, drainage, sedimentation and erosion control activities. <br />(k) the location of existing and proposed plantings and screenings. <br />(1) the location of existing and proposed water - courses, floodplains, <br />stream buffers and drainage easements. <br />(m) the location of walls, fences, railings and beams and an indication of <br />. their height and construction materials. <br />(n) the location and size of all existing and proposed utilities including <br />water, sewer, gas, and electric lines and structures. <br />(o) identification and location of all site improvements including buildings, <br />streets, water and sewer lines, storm drainage facilities and any other <br />significant site features. <br />(p) the location and dimension of all yard setbacks. <br />(q) title; north arrow; scale; names of owner(s), developer, engineer <br />and /or landscape architect and surveyor; and the date of preparation <br />of the plan(s). <br />*6.26.5 Landscaping and Buffers <br />*Amended <br />1013/88 <br />412/90 Development shall conform with landscaping and screening requirements as <br />specified in Article 12, Landscaping and Screening, of this Ordinance. In <br />addition to the requirements set forth in Article 12, a minimum of one hundred <br />(100) feet of buffer area from the edge of the right -of -way, shall be preserved. <br />The purpose of this buffer is to protect, preserve and promote the visual <br />appeal, character and value of land adjacent to major transportation facilities; <br />to provide for the separation of spaces; and to promote the public health, <br />safety and welfare through minimizing potential nuisances such as the <br />transmission of noise, odor, dust, litter and glare of lights. <br />In areas of dense mature forest, existing vegetation may be used to fulfill the <br />buffer requirements. Where there is no existing vegetation in the buffer area, <br />or if existing vegetation does not provide a sufficient buffer, all proposed <br />plantings must be shown on the landscape plan to fulfill the buffer <br />requirement. The new plantings shall be predominantly evergreen and shall <br />reach a mature size of at least thirty (30) feet. New trees shall be located so <br />as to establish at maturity a continuous screen in the 100 -foot buffer area <br />along the adjacent interstate highway. <br />6 -48 <br />
