GENERAL INFORMATION <br />1) Jurisdiction Hillsborough <br />2) Annexation Applicant has indicated their desire to be annexed into the Town limits <br />Proposed and Hillsborough staff is currently preparing a financial analysis of the <br />proposal. Whether within Hillsborough or Orange County, the <br />transportation impacts need to be addressed by improvements and <br />dedications. <br />3) Applicant: Tri -Star Development <br />4) Description of Rezoning /Special Use Permit request from Tri -Star Development to rezone <br />Proposal: 33.52 acres on the northwest corner of Orange Grove Road and Eno <br />Mountain Road from R -20 to Mixed Residential Special Use. A small portion <br />of the property is located on the northeast comer of Orange Grove Road and <br />Eno Mountain Road to Mixed Residential Special Use. District requires <br />submittal of development plan along with this rezoning. Proposed plan shows <br />48 condos, 30 patio homes, 192 apartments, an assisted living facility, a <br />community center and related services. <br />5) Location Northwest corner of Orange Grove Road and Eno Mountain Road. <br />6) Current R -20 7) Proposed Zoning: Mixed Residential Special Use <br />Zoning: <br />8) Total Acreage 33.52 acres <br />3 K_l 1361fL1 in 13 • lei 4 *' <br />1) Approval By Hillsborough Town Board with recommendation from Town Planning <br />Board <br />2) Summary of Public Hearings are held to discuss the merits of the application and, <br />Process before the Board votes to approve, deny or approve with conditions, <br />public comments are heard. <br />C. TRANSPORTATION ISSUES <br />1) Access Access to the site is from Eno Mountain Road and Orange Grove Road. <br />Right and left hand turn lanes are only proposed at the Orange <br />Grove Road entrance, See comments under C6. <br />2) Connectivity Issues Project is not designed in such a way as to provide future connectivity to <br />any future or existing developments. A frontage road area should be <br />reserved near Virginia Cates Road to provide a future intersection <br />opposite Heritage Hills Town homes since Virginia Cates Road has a <br />difficult access point so close to the bridge overpass. <br />3) Pedestrian /Bike Pedestrian paths are located throughout the proposal, primarily at the <br />Improvements perimeter of the site <br />4) Traffic Impact Study: Yes <br />
