Attachment 3 329 <br />May 6, 2011 <br />NOTICE OF PUBLIC HEARING <br />2030 Comprehensive Plan — Land Use Element Map Amendment <br />Area "A" Peftining to Economic Development <br />Dear Property Owner: <br />This letter is to notify you of an upcoming public hearing pertaining to proposed 2030 <br />Comprehensive Flan Land Use Element Map change that affects your property. This <br />notification is occurring in accordance with the provisions of Section 2.3 Comprehensive <br />Plan Amendments of the Unified Development en Ordinance. <br />The purpose of the amendment is to implement a recommendation included in the <br />County's adopted l nd- Mebane Small Area Plan,. which was a community and elected <br />official effort. This planning will prepare an area near the Buckhorn Economic <br />Development District E for future public water and sewer infrastructure and <br />economic development. <br />The proposed Lund Use Element Map amendment expands the Commercial-Industrial <br />Transition Activity Made land use category to n approximately 423 -acre area currently <br />classified as Agricultural Residential and bounded by Ben Wilson Ind., Bowman Rd., <br />West e'en Rd., and lnterst es 85140 (See Map). This land use category could allow <br />mix of office, retail, light industrial, and limited residential. <br />Your property, or a portion thereof, is proposed to be included in the expanded <br />Commercial - Industrial Transition Activity Node land use category. This action, if <br />approved by the Board of County Commissioners, would create future rezoning <br />potential from a low - density residential district to non-residential and higher density <br />residential districts. This action does not affect the present use of your property and its <br />zoning. <br />The Orange County Board of Commissioners and Planning Board will bold ar Joint <br />Public Hearing on the proposed changes on Monday, May 23, 2011 at 7:80 p.m. at <br />the Department of Social Services located at 113 Mayo Street (Hillsborough Croons <br />Shopping Center) in Hillsborough, ugh, N rth Carolina.
