220 <br />Attachment 6 <br />Question: What are the sizes of the two lots south of School House Road? Answer: <br />About one -third acre each. <br />Question: What are the other green colored sites? Answer.- storm water <br />management facility sites. <br />Question: There Is no buffer shown east ofTinnin Load on the south side of the <br />property. It doesn't make sense not to have something there. <br />Answer.- There is a natural draw and sanitary sewer easement there and we thought <br />they would take the place of a buffer. <br />Question: Is the buffer measured from the inside of the property lines Answer. Yes. <br />Question: What are you considering In those buffer areas? You need to let people <br />know where the established property lines are. <br />Question: What about sidewalks? Answer.- Sidewalks are not proposed. There is <br />nothing to connect to. <br />Question: Does the State of North Carolina have any stream protection? Answer: <br />Yes, County staff members have conducted a stream call for the properties and have <br />identified two protected streams. The western one is within the buffer and open ,space <br />and the southeastern one is within the buffer, <br />Question: How close are the properties to Richmond Hills Answer.- They share a <br />common property line. <br />Question. Habitat has a connection to children. Is there a playground in the <br />development? Answer.- There is some discussion about a trail system and there is <br />some proposed open space on the north part of the development, but there are <br />presently no plans for a playground. <br />Question: Are the open spaces to remain natural and how would they be accessed? <br />Answer.- Yes, and through the access easements we are proposing. <br />Has this been submitted to the orange County Transportation planners for their <br />review? We would life to have some public transit services to the neighborhood. <br />Answer:, Yes it has been submitted. <br />Question: What sizes will the houses and lots be Answer. 1,100 to 1,400 square feet <br />range for the houses and 5,400 to 12,000 square feet for the lot size ranges. <br />Question: Hove can transportation be brought into the area. Answer: This may re- <br />trigger a transit survey with Richmond hmond Hills for some public transportation services. <br />Question: Will there be free trash pick up? Answer: Flo. <br />Question: Is this a minimum buffer design? Answer.- No, there will be a request for a <br />reduction in the required buffer. A literal compliance with the buffer requirement will <br />radically reduce the number of lots. <br />Question: Is there any difference in the process now that the UDO is adopted? <br />Answer:, The same exact process will be used, only now it will involve conditional <br />zoning instead of a planned development. <br />
