42- <br />Updated Rogers Road Sewer Service Concept Plan and Cost Estimates <br />February 8; 2011 <br />Page 2 <br />process It does not address any nearby or surrounding properties that have been <br />discussed in other venues or meetings convened during the past three and a half <br />years by Orange County or other parties, such as the Rogers - Eubanks Neighborhood <br />Association. It is important to consider this concept plan and cost estimates within <br />the larger community in which sewer service for all or a portion of the area might <br />realistically be implemented, rather than in isolation from those nearby properties. <br />• If the Town or others decide to pursue this or alternative sewer concepts, additional <br />engineering and professional services will be needed to provide site -level detail and <br />an overall determination of project feasibility. <br />Guide to the Concept May <br />Rogers Road Small Area Planning Area The study area is delineated by a black and <br />white dashed border on the accompanying map. All currently platted parcels within this <br />area could be served either by existing (green) or potential (red) sewer lines, except for <br />three parcels in the extreme southeastern corner of the study area, which are expected to <br />have access to a separate sewer line that will serve the Church of the Advocate to be <br />constructed on a parcel located between Merin Road and the railroad right-of-way. <br />Existing and Potential Sewer Lines: Existing OWASA sewer lines and manholes for <br />the entire mapped area are shown in solid green. Sewer lines needed to serve the <br />unsewered portions of the Rogers Road Small Area Planning Area are shown in red._ <br />Arrows indicate the direction of sewage flow. <br />Within the Rogers Road Planning Area Only: Platted parcels for which OWASA <br />sewer service is currently available are colored in light or dark green. Parcels which are <br />already connected to the OWASA sewer system are indicated with cross - hatching. <br />(Note: This is shown only for properties within the Rogers Road Planning Area.) <br />Preliminary Cost Estimates <br />Project Costs — The attached table summarizes preliminary estimated construction costs <br />of the concept plan. Total estimated project costs are summarized in the table below. <br />These were derived through the same methods that OWASA uses to estimate its own <br />capital project costs. Further details are available on request. The following important <br />caveats are noted: <br />• If the Town or others decide to pursue this or another sewer system concept, <br />additional engineering and professional services will be needed to provide site -level <br />detail and overall determinations of engineering feasibility. <br />
