! •~ <br />APPENDIX A <br />TRANSFER POLICY <br />"hhere will be instances during property operations when residents need to be transferred from <br />one unit to another within the Property. In some cases, these transfers will be at the discretion of <br />Agent and in other cases, they will fall under the convenience or requirements of resident. Those <br />at the request of the resident should be treated as amove-out and amove-in into the new unit. <br />Policy and Procedures <br />1. Policy for Transfer <br />a. Transfers Requested by Residents. <br />Agent reser<~es the right to approve or deny transfer requests by a resident based <br />on existing market conditions, such as occupancy level and marketability of unit <br />based on time of year and unit availability. Transfer will be approved or <br />disapproved by management within 30 days of a resident request. <br />2. In general, transfer requests will be approved under the following standards: <br />a. Verif ed medical reasons such as inability to climb stairs; <br />b Verifiable permanent disability, not present at move-in, requiring special <br />features which cannot be provided through reasonable accommodations; <br />or <br />c. Change in household composition that violates the project occupancy <br />standards of two persons per bedroom. <br />3. Under these standards, a resident must meet all obligations under the Lease <br />including: <br />a. No outstanding charges for rent or additional rent; <br />b. No chronic rent delinquency {more than one late payment in a four month <br />period); and <br />c. No insufficient finds charges for the preceding six months. <br />4. If these standards and obligations are met, a transfer will be approved under terms <br />specified by Agent. <br />
