cases, a landlord history or mortgage payment history must be <br />obtained. <br />e) To the extent employment income is a component of income <br />eligibility and ability to pay rent, verifiable employment history <br />must include the following: <br />1) gainful employment full time or part time for minimum of <br />90 days prior to the date of application; and <br />2) employment is anticipated by employer for next 12 months. <br />g) The Agent may require additional documentation as Agent deems <br />necessary to determine the applicant's ability to uphold the lease <br />agreement. Applicants are required to respond within the specified <br />time frame. Failure to do so will result in the applicant's removal <br />from the waiting list. To the extent necessary to determine <br />eligibility and rent, and if permitted by all applicable laws, Agent <br />may xequire applicants to provide satisfactory verification of their <br />status as a handicapped or disabled person. In the case of a <br />disabled applicant, reasonable accommodation will be made to <br />allow the applicant to comply with the lease. <br />h) All applicant screening verification will be accomplished by mail, <br />telephone, Internet or facsimile as necessary. Formal screening <br />interviews with applicants will not be required. <br />Reasons for rejection of application by Agent. <br />To the extent permitted by all applicable rules and regulations, Agent may <br />reject an application for the following reasons: <br />a) Applicant does not meet income, eligibility or suitability criteria; <br />or <br />b) History of one or more family members of drug abuse, and the <br />family member(s) has been evicted from federally assisted housing <br />for drug-related criminal activity, with no current verifiable, <br />rehabilitation services or evidence of completion of rehabilitative <br />services, or with no evidence that the circumstances for the <br />eviction no longer exist (e.g. the death or imprisonment of such <br />family member(s)). Such applicant will not be admitted for three <br />years from the date of eviction; <br />c} Pattern of drug or alcohol abuse of one or more family members, <br />or evidence of current drug or alcohol abuse by such family <br />member(s); <br />
