c. Resident Selection Plan. <br />Except as set forth in paragraph 2 below, Agent will consistently apply the <br />screening criteria to ail applicants seeking housing in the Property. The <br />screening criteria will be used only to judge an applicant's past practices <br />relating to lease compliance and occupancy issues. The selection criteria <br />will be publicized in the cover letter to a!1 applicants upon request. <br />2. All applicants will be subject to the following screening criteria: <br />a} Credit check and contact with landlords that assesses a family's <br />ability to pay the rent based on record of e~•iction, judgment, <br />significant debt or payment history that reduces such ability to pay <br />rent. <br />b) Police record check for all household members over the age of 18. <br />The applicant must provide court records showing the disposition <br />of any charges on the police report. Applicants with police records <br />will be accepted only in the following circumstances: <br />1) No record of a felony or misdemeanor conviction for the <br />last five years for a crime against a person; <br />2) No record of a felony conviction for the last five years for a <br />crime against property; and <br />3} No record of or an unzesolved arrest record or conviction <br />for murder, rape, attempted murder or attempted rape, <br />armed robbery, child abuse or molestation, violence {e.g., <br />aggravated assault) and/or drugs. <br />4) No current requirement by any state to register as a sexual <br />offender. <br />5} Absence of past or present behavior which poses a threat to <br />the health, safety, peaceful environment or welfare of other <br />residents and/or employees of Agent or Owner. <br />c) Affidavit from head of household that all family members under 16 <br />years of age have not been convicted of a crime classifying them as <br />an adult. If this affidavit cannot be made, a record check on those <br />members must also be obtained by parent or guardian and thereby <br />subjected to the police check criteria for adults. <br />d) Current and previous landlord verification of rent payment history <br />and care for the unit.
