Attachment ~ <br />NOTICE GF JQINT PUBLIC HEARING <br />GRANGE CQUNTY BQARD GF CaMMISSIONERS <br />GRANGE CQUNTY PLANNING BQARD <br />A joint public hearing will be held at the Department of Social Services, Hillsborough <br />Gammons, ~ 13 Mayo St., Hillsborough, North Carolina, on Monday, May 23, 2011, at <br />7:00 PM for the purpose of ,giving all interested citizens an opportunity to speak for or <br />againstthe following items: <br />A. PUBLIC HEARING ITEMS <br />~ . Conditional Use District ~CUD~ rezoning application in~ conjunction with a <br />Major Subdivision <br />In accordance with the provisions of Sections 2.9 and 3.8 Conditional Districts as well <br />as Article 7: Subdivisions of the orange County Unified Development Grdinance <br />~UD4}, Habitat for Humanity has submitted a Conditions[ Use application seeking to <br />rezone two parcels of property totaling 8.9 acres located at the northwest intersection <br />of Tinnin Road ASR 1313} and Schaal House Road ASR 1314} ~Parce[ Identification <br />Numbers SPIN} 9845-40-5022 and 9844-49-3706} <br />From: Rural Residential ~R-1 } <br />To: High Intensity Residential Conditional Use ~R-8-CU} <br />for the purpose of developing a 27 lot major subdivision supporting asingle-family <br />residential development. The proposed lots will be seared by public sewer and <br />Orange-Alamance Water System, lac., a private water utility provider, and will range <br />in size from 5,500 to 9,900 square feet in land area. Proposed roadways are to be <br />constructed to public road standards. <br />If approved, the overall density a[fowed on the properties will change from one <br />dwelling unit per acre as allowed under the current zonin desi nation to <br />g g <br />approximately three to four units per acre. <br />The properties subject to this petition are located within the 10-year Urban Transition <br />land use category as denoted on the Land Use Element Map of the Comprehensive <br />Plan and the Urban Designated Area as denoted an the Growth Management <br />System Map. <br />This is a voluntary request involving the review of a rezoning petition as well as a <br />Class A Special Use Permit to allow for the development of the aforementioned <br />properties to the density as currently proposed by the applicant. <br />Pur ose: Ta review the item and receive public comment on the Conditional Use <br />application. <br />Z.
