Ok, was there a comment that you wanted to respond to. <br />5 We're not sure we heard that. <br />6 <br />7 Randall Wellburn How long would it be until the same wait time with 15 to 20 cars. I just <br />8 didn't want it to sound like there's 15 to 20 cars there. It's just on peak days. Teacher pay <br />9 days, 15"' and 30~' that were mentioned. <br />10 • <br />11 Vice-Chair Schofield Thank you. We'll take these questions. Just a note to the Planning <br />12 Board to keep in mind that this will be returning to us in the period of one to two months for <br />13 deliberation within the Planning Board as to the merits of this proposal. So this would not, <br />14 of course, be our only opportunity to weigh in on this application before us tonight. With that <br />15 being said, we're still open to questions. Yes. Mr. Katz. <br />16 <br />17 Barry Katz Are there any sites around there that are available for commercial base of <br />18 food stores or anything else of that nature? <br />19 <br />20 Robert Davis The ED-LO-1 is the bas~e•district in that area. It's mostly limited office. But <br />21 you do have undeveloped property down in the business park. You have down the road the <br />22 potential for the planned development through Hillsborough, the Waterstone Project. <br />23 <br />24 Barry Katz So, if they have a lot more increase in residents, and with the possibility that <br />25 without a supermarket developed in there in that stretch or something or some kind of <br />•26 center and that could dramatically increase the traffic here in this area. You're working in a <br />27 retail vacuum over there. Nothing in there, you know? And with the potential that the <br />28 customer base is there, you may well have an emergence of retail space there which will <br />29 dramatically change all your traffic patterns one day. <br />30 <br />. .. 31. __ Robert. Davis Right. Plus, you also have the fact that this is not a funded improvement <br />~, . ~ .:- <br />.. <br />32 through the NCDOT, so it could go quite-e~while'before-it~gets improved, and-the trafhc• ~. ~- <br />33 would increase. You know the delay normally when you get 125 percent capacity, you get a <br />34 road improvement maybe five years later. So, we're looking at that, too. It could be a long <br />35 time before you see an improvement. That's why we were recommending the restriction on <br />36 turning movements now. But that's the Board's choice. <br />37 <br />38 Vice-Chair Schofield Yes, Commissioner Halkiotis. <br />39 <br />40 Commissioner Halkiotis I just wanted to make a quick observation. I may be the only <br />41 member of this Board who does his banking at the Credit Union. This Board doesn't include <br />42 you, your Honor. I'm just talking about Commissioners with all due respect. And, I've got to <br />43 tell you guys, I never come in on the 86 side. I think the safe driving technique tells you to <br />44 .come in from Oakdale. And I exit out Oakdale whenever I can. I think that's been one of the <br />45 issues all along. I think the DOT's idea about right and_ right is right for right now and forget <br />46 about ten years from now. You guys may not like that, but i go in and out of there at least <br />47 once or twice a week. And when all the parking spaces are filled up in there, and they are, <br />48 and those people at the teller windows, they're inside conducting business -you people <br />49 are doing a big business down there. And it's my opinion, you don't have enough parking. <br />
