41. Calculate comp sales for an existing residential parcel. <br />• Select Update local tables from the Utilities menu. Click OK. <br />• Select Background Jobs from the Process menu. <br />A. Filter for a small data set. <br />• Click on the filter button. <br />• Select General Data / Account Number from the directory tree on the left side of the filter. <br />• Select the < sign and enter 39 in the data field then click on the "add to criteria" button. <br />• Click on OK. You should get between 10 and 50 parcels. If you have fewer than 10 parcels return to the query and <br />type in a higher account number. <br />B. Calculate the comparable sales in batch processing. <br />• Check off the Market Cost Adj box underneath Comparable sales. <br />• Click on the Calc Market Value button on the left. <br />Answer yes to "Would you like to refresh the comparable sales data." <br />• Answer yes at "Are you sure you want to -- <br />• Once this has finished, go back into AssessPro and go to any account between 1 & 39 that has a building on it <br />C. Calculate the comparable sales for user processing <br />• Click on the Parcel data button and select Comparable sales from the list. <br />• Click on the Mod button. <br />• Click on the Mod button on the new screen. <br />• Select yes to "Copy the system values." <br />• Click on the Save button. <br />• Click on the item factors tab and select mod. <br />• Change some of the values that are not set to 100 to be 0. <br />• Click Save. <br />• Click on the Calculate Comps button. <br />• Click on yes to both of the message boxes that appear. <br />• Click on ok to the message telling how long it took to calculate. <br />• Return to Record Card Screen. The application should calculate the comparable sales (Sys comps). The screen will <br />show multiple comparable parcels. <br />• Click on the User comps button. The screen should calculate the comparable sales (User comps). The screen will <br />show multiple comparable parcels again. <br />42. Delete card 1 of the newly created parcel. Make sure the legal info from card 2 transfers correctly. <br />Delete the entire test parcel. <br />• Open the (two -card) test parcel that you created. Using the look up or simply typing the parcel id in the Indexed By <br />box. <br />• From the main record card screen (you should be looking at Card i of the parcel), select the "Del' button. <br />• You will be prompted to confirm that you want to delete card 1 of this parcel. Click "Yes" <br />• A box will appear telling you "Deleting Data and Writing to Parcel History" <br />• Card 2 should now become card 1. <br />• Click the "Del" button again, and say "Yes" to delete the test parcel completely. <br />• Prompt will appear asking you to select which parcel this is to be combined with. Click ok to the message, and when <br />the Lookup screen comes up, just cancel out of it. Your test parcel will then delete. <br />43. Delete the test codes that you created in the Descriptive and Calculation tables. Update local tables <br />and make sure they are gone. <br />• Go into Descriptive Tables and find the test code you created earlier. <br />• Highlight the code and click the "Del" button. <br />• Make sure that you are in fact on your test code, and say "Yes" <br />• Update local tables, and make sure the test code does not re- appear. <br />• Go into Calculation tables and locate the code that you modified earlier. <br />• Select "Mod" and change the code back to what it was before you modified it. <br />• Click Save. <br />44.
