• Verify that the new name is in fact showing up, if you don't see it, try updating tables through the utilities menu, and <br />then search for the name again. (In most cases this step should not be necessary). <br />• Highlight the parcel and click ok, to verify that this is in fact the correct parcel. <br />20. Change the newly created parcel to a commercial parcel. Modify space quality adjustments. <br />• From the parcel data box (red card file) select Land Data. Click OK. <br />• Click Mod to change the Land Use Code to a commercial use. (ex. 325 — Store). <br />• Jurist Code drop down list comes up. Select one. <br />• Click on Save. <br />• Go to Parcel Data. Select Depreciation & Remodeling. <br />• Click Mod. Change the value in the Physical Condition field. Click Save. The percentage should change too. <br />• Go back to the Record card Screen. Click on Calculator button. <br />• Verify that the building value changed. <br />21. Add Reported Income information to the test parcel. <br />• From the Parcel Data box (red card file) select Reported Income. Click Ok. <br />• Click on the Add button. Begin adding data to each field, starting with the Year field (For the moment, only on the <br />front tab). <br />• Use the arrow keys on your keyboard to move through the fields. <br />• After entering one line, click Save. <br />22. Add Reported Expense information to the test parcel. <br />• From the Parcel Data box (red card file) select Reported Expenses. Click Ok. <br />• Click the Add button and fill in each field. <br />• Select either the Owner or the Tenant radio button. <br />• As you enter information into the expense fields, the totals boxes should calculate automatically. (ex. Put a 1 in each <br />field and your top total box should be 33, the bottom one should be 30). <br />• Click on Save. <br />23. Test that you can use the searches on the Lookup screen. <br />• Click on the binoculars to get to the Look Up screen, <br />• Select Parcel ID from the Indexed by drop down list box and enter the parcel ID for the parcel you created. <br />• Click on Find First. Your parcel should be displayed on the screen. <br />• Highlight your parcel and click OK or double click on it. Verify that the parcel you are looking at on the screen is <br />the same one you selected from the list. <br />• Repeat this process using ownership, Location, and account number as the indexed by criteria. <br />24. Calculate the income. <br />• From the Parcel Data box (red card file) select Income Approach <br />• In the Income approach screen, click the Calculate Income Only button. <br />• The Income should now have been calculated. <br />• At the top right (under the tool bar) verify the value of the Cost field. <br />• Make sure it is equal to the value in Market adjusted cost field (which appears in the Valuation Information screen). <br />25. Modify Valuation Information. Verify the values. <br />• From the Parcel Data box (red card file) select Valuation Information. <br />• Under the Valuation Used tab, click the Mod button. <br />• Select the Income Approach radio button. <br />• Click Save. Click Calculator button. <br />• The value in Income field should change. <br />• Verify it is equal to the value in Income field at the top right (under the tool bar). <br />26.
