3. Fifty feet of additional right-of--way from the center of the existing right-of--way shall be <br />dedicated along the north side of West 10. This additional right-of--way shall extend the <br />entire distance of the Property. The 100 foot buffer shall start at the edge of the right-of--way. <br />4. Sidewalks on the north side of the proposed additional road right-of--way on West 10 shall be <br />constructed and maintained. A sidewalk shall extend along the drive on the eastern side of <br />the Property to the parking area behind the school. <br />5. Two access entrances on West 10 shall be permitted. Driveway permits from NCDOT shall <br />be obtained prior to issuance of building permits. In order to take advantage of multiple <br />shared use opportunities and to provide a safe intersection at West Ten Road, a portion of the <br />eastern drive shall be relocated to the County's property to the East and a cross access <br />easement must be provided for County Attorney approval and recorded prior to recordation <br />of the Special Use Permit. <br />6. All NCDOT construction requirements shall be met. Right -and left turn lanes shall be <br />constructed to NCDOT standards for both driveways as required by NCDOT. <br />7. The applicant shall deconstruct or move the existing houses and/or accessory structures on <br />the Property. <br />8. The area to the east of the 60 parking spaces, near the athletic fields is designated as future <br />parking and authorized to be constructed when needed. <br />9. Lighting and landscaping plans shall be modified and approved prior to issuance of any <br />building permits. Installation in accordance with approved plans shall be complete prior to <br />issuance of certificate of occupancy. <br />10. The property is located in the EDD and Upper Eno Protected Watershed. The maximum <br />impervious surface ratio permitted without a structural BMP is 12 percent. The site plan <br />contains no BMP and shows an impervious surface ratio of 13 percent. Either the impervious <br />surface ratio must be reduced to 12 percent or less before final staff approval of the site plan, <br />or a structural BMP must be included in the site plan and constructed and operated to <br />ordinance standards. <br />11. The above-described tracts of the Property shall be recombined into one tract prior to the <br />issuance of the Special Use Permit. <br />12. Curb and gutter is required for all parking and drive areas. <br />13. Provide Orange County or a suitable conservation nonprofit organization with a conservation <br />easement to the protected area shown on the revised plan, the terms and conditions of which <br />to be agreed upon by Orange County and the Orange County Board of Education. <br />14.
