65 <br />Article 10: Definitions <br />Section 10.1: DEFINITIONS <br />exterior side lot line, while a lot line separating a lot from another lot, or lots is an interior side lot line. <br />Lot, Non-Conforming <br />A legally subdivided lot shown on legally recorded plat, existing at the time regulations were passed <br />requiring greater minimum width or area than provided on such lot, or establishing other limitations while <br />such lot does not meet. Such lots may be considered substandard lots of record. <br />Lot, Nora -Legal for Zoning Purposes <br />A lot which is neither a zoning lot nor a non - conforming lot. No such lot shall be used or occupied until it is <br />made to conform to the requirements of this Ordinance and other applicable regulations. <br />Lot of Recor 9lo <br />A lot created by through the recordation of a deed or plat prior to the existence of subdivision regulations or <br />created through the subdivision process as .detailed herein. Lot of Record has other connotations within <br />the confines of the Ordinance, including: <br />1, Compliance with density allotments detailed within Article 7 of this Ordinance, and <br />2. Compliance with impervious surface limitations as detailed in Articles 4 and 6. <br />The area and dimensions of the lot shall meet any regulations in effect at the time the lot was created. <br />Further development of a lot of record shall be in accordance with the standards detailed herein. <br />Lot, Regular <br />A lot with direct vehicular access to a street as required by subdivision regulations and so located, shaped <br />and oriented to adjacent lots as to be reasonably adapted to application of general measurements as <br />indicated below, and with location of setbacks by type (front, side, rear and special) logically determined by <br />and related to adjacent setback patterns. <br />1. Types of Regular Lots - Diagram 2, indicates terminology used herein with reference to regular, <br />corner, interior, reversed frontage and through lots. In the diagram, <br />A. corner lots, defined as a lot located at the intersection of two or more streets. A lot <br />abutting on a curved street or streets shall be considered a comer lot if straight lines drawn <br />from the foremost points of the side lot lines to the foremost point of the lot (projected if <br />rounded) meet an interior angle of less than 135 degrees. (See-I in4he <br />B. interior lot, defined as a lot abutting only one street. <br />C. through lot, defined as a lot other than a corner lot with frontage on more than one street. <br />D. reversed frontage lot, defined as a lot on which frontage is at right angles or approximately <br />right angles (interior angle less than 135 degrees) to the general pattern in the area. A <br />reversed frontage lot may also be a corner lot (A}, an interior lot (a-D) or <br />a through lot {G-04. <br />Corner lots and through lots may be referred to as double frontage lots. <br />918 A different definition is in the Subdivision Regulations.
